Turnkey execution

Design and build under one contract: the studio carries the trades, the programme and the budget.

Turnkey here means we hold the contracts with every trade, so you sign one agreement and receive one invoice schedule. Sneha is your single point of contact from the day site starts; you never coordinate a carpenter and an electrician yourself, and you never arbitrate between them. The trade-off is that we will only run turnkey on projects we have also designed — carrying delivery risk on someone else's drawing set is not a service we can price honestly.

Payments are staged against completed and inspected work, never against dates: each stage is released when the work in it has been checked and signed, so a programme that slips does not accelerate your outgoings. Variations are priced in writing and approved by you before the work happens. If a variation arises from something we missed, we absorb it — that distinction is written into the appointment rather than left to goodwill.

How this runs, stage by stage.

    Consultation

    1–2 WEEKS

    We visit the space, measure it, and establish the budget before any drawing begins.

  2. 02

    Concept

    2–3 WEEKS

    Plans, a spatial idea and a material direction — presented once, revised once.

  3. 03

    Design development

    3–5 WEEKS

    The drawing set: joinery, lighting, electrical, finishes and every fixture specified.

  4. 04

    Execution

    8–16 WEEKS

    Work on site, supervised weekly, with a written report against the programme.

  5. 05

    Handover

    1–2 WEEKS

    Snagging, styling, warranties and a maintenance note for every finish.
